Georgia woman sentenced to 18 months for ... - Atlanta condominiums

MOBILE, Alabama ? A federal judge today sentenced an Atlanta-area woman to 18 months in prison and ordered her to pay more than $1.6 million to victims of a Baldwin County real estate scam that she helped her brother engineer.

Melissa Gulledge put her head in her hands and sobbed as Chief U.S. District Judge William Steele pronounced the sentence. Gulledge tearfully embraced her family afterward.

?I didn?t do anything wrong,? she said, surrounded by her 5 daughters and other relatives.

To the contrary, Steele said, a jury in December found that she had done plenty wrong. The panel convicted her of 15 counts, including conspiracy, making false loan applications, mail fraud and fire fraud. The judge questioned why Gulledge chose to take the case to trial rather than accept a plea bargain.

?When I heard the evidence in this case, I was quite frankly shocked,? he said. ?These are offenses that affect real people in real ways.?

Steele noted testimony from a septuagenarian who said she had purchased a Gulf Shores condominium as an investment that she could sell to finance her retirement. Instead, members of the conspiracy led by the defendant?s brother, Lance A. Collins, sucked the equity out of the property and left the seller with nothing when they defaulted on their loan.

Under a scheme that Melissa Gulldege participated in, she borrowed directly from the sellers of Gulf Shores condos in 2007 without informing commercial lenders that also had lent her money.

The arrangements allowed her to walk away with more money than she put down on each property.
?
Prosecutors said Gulledge reaped $546,470 from the sale of 4 Gulf Shores condos, sucked out all of the equity and left the sellers empty-handed when she and her partners stopped making payments and drove the properties into foreclosure.

It worked like this:

  • 400 W. Plantation Road, Unit 4404. She borrowed $380,424, 115 percent of the condo?s $330,000 selling price. She walked away from the closing table with $119,757 in cash.
  • 301 Peninsula Blvd. She borrowed $845,200, 112 percent of the condo?s $750,000 selling price. She walked away from the closing table with $161,567 in cash.
  • 400 W. Plantation Road, Unit 3319. She borrowed $360,594, 120 percent of the condo?s $299,000 selling price. She walked away from the closing table with $141,700 in cash.
  • 400 W. Plantation Road, Unit 4309. She borrowed $413,901, 120 percent of the condo?s $344,000 selling price. She walked away from the closing table with $123,446 in cash.

Now, Steele noted, the woman is working 2 jobs ? one unloading trucks and one climbing roofs to take measurements to determine insurance claims.

?There are no golden years for her,? he said.

Still, Steele rejected the recommendation of prosecutors, who called for nearly 4 years in prison. He said he did not believe the defendant played as large a role as other defendants, including Collins, who is serving a 5-year prison term.

Prosecutors put on evidence during the trial that Gulledge served as a ?straw purchaser? of 4 Gulf Shores condominiums in 2007. She signed documents stating that she would be responsible for the mortgage payments and down payments but that Collins secretly put up all the money.

Prosecutors also contended during the weeklong trial that Gulledge overstated her income and assets to obtain mortgage loans from First Educators Credit Union.

Gulledge did not disclose to the commercial lenders that she had worked out second mortgages in which she promised to make monthly payments directly to the sellers. The arrangement allowed her borrow more money than the condo units cost and actually walk away from the closing table with more money than she had put down. Assistant U.S. Attorney Deborah Griffin said that the defendant collected more than $546,000 in a span of 40 days in this way.

Collins and his partners bought dozens of properties using this method. When the beach real estate market was booming, they would quickly resell condos for a profit and everyone got paid. When the market collapsed, though, they found themselves unable to make mortgage payments. The lenders would foreclose on the properties and the sellers would be left with no money and property.

?This case was not a one-shot, quick thing. It was repeated over and over again,? Griffin told Steele. ?I think it?s telling that one of the victims at the trial turned to Ms. Gulledge and said, ?Why did you do this? You knew you couldn?t pay.??

Federal Defender Carlos Williams said his client trusted her brother and that both were trying to run a legitimate business.

?It is a fact? that some of these initial purchases were paid off and that they were putting profits back in the properties,? he said. ?What was the principal difference between the successful purchase and the ones that failed??

Williams also argued that his client would not receive adequate medical care in prison to treat her multiple sclerosis. He noted that Gulledge lost everything when the business went bust.

?Once this fell through, she was homeless,? he said.

Things are getting hot and heavy in Zynga's newest Facebook game.?That is, if you consider some PG-rated?virtual sex to be hot and heavy.?

Following the success of games like "FarmVille," "CityVille" and "CastleVille," Facebook gaming giant?Zynga this week?launched its latest Ville game which is called simply?"The Ville."

This strategy-based life simulation?game lets players create a personalized avatar, build a home and live out virtual relationships.?And according to Zynga executive producer David Gray who spoke to CNET, the avatars in the game can (gasp!) make whoopee. Yes, whoopee.

Gray told CNET that it works like this:

...when someone is in your house and you begin to interact with them, you can level up by interacting with them in ways that the game sees as romantic. As you climb the experience tree, you eventually unlock the capability to initiate the "happiness home run," or just "whoopee"

Based on some of?the breathy Zynga?sex-related headlines making the Internet rounds this week (the above one included), this virtual sex business?may sound like?risque?stuff.

It is not.

Prudes (or concerned parents) can rest assured, making whoopee is pretty tame stuff. There is, apparently, partial disrobing before floating hearts cover the bedroom. Hide?your eyes! It's FLOATING HEARTS!?

Meanwhile, Zynga's frisky avatars are hardly the first to get it on Facebook style.

It's not an overstatement to say that "The Ville" has taken a whole lot of cues from the long-running, best-selling "Sims" games from?Electronic Arts -- and specifically from the new "Sims Social" game on Facebook. And those randy?Sims characters have been making quite a lot of woo-hoo (not to be confused with whoopee)?on Facebook for months now.

In fact,?In January, EA released this?infographic, announcing that "Sims Social" avatars make whoo-hoo?680,000 times per day. And here is the whoo-hoo in action. C'mon,?you know you want to see it:

Nordstrom to open its first full-scale Manhattan store

NEW YORK --?After circling Manhattan for at least a decade, Nordstrom Inc., the upscale department store chain, announced plans Thursday to open its first full-scale department store in New York.

The arrival of Nordstrom, envied by rivals for its top-notch customer service, will increase the competition in Manhattan, home to such department stores as Macy's, its upscale sister Bloomingdales, and Saks Fifth Avenue. But experts also believe its presence will inject new energy into what's already a retail mecca.

The Nordstrom store is set to open in 2018 at 225 W. 57th Street, between Broadway and Seventh Avenue south of Central Park, the company said. The store will be at the base of a skyscraper still in the planning stages that will also feature pricey residences.

"(Nordstrom) finally landed in New York," said Faith Hope Consolo, chairman of retail leasing and marketing at Prudential Douglas Elliman, who was briefed on the deal by a source at Nordstrom. "This is good news. It's going to reinforce shopping in that area."

Consolo worked with landlords on previous deals with Nordstrom that fell through, including locations at 57th Street and Park Avenue and on Sixth Avenue and 16th Street.

Nordstrom announced the details at a news conference in New York. Mayor Michael Bloomberg and Gary Barnett, president and founder of real estate company Estell Development Co., joined Peter Nordstrom, president of merchandising at the department store chain.

Nordstrom, based in Seattle, already operates two stores in Manhattan: a Nordstrom Rack outlet store on 14th Street and a store called Treasure & Bond downtown that donates its profits to local charities.

Real estate experts say that with the opening of its full-scale store, Nordstrom aims to piggyback on the success of the Time Warner Center in nearby Columbus Circle, anchored by high-end restaurants and specialty stores such as J.Crew, Tourneau, Williams-Sonoma and Coach.

While there were plenty of naysayers that predicted Time Warner's vertical mall would never work in a city of street shoppers, the center's performance has well surpassed expectations. The mall generates on average $1,600 per square foot, better than the expected $1,000 per square that was expected, according to Robert Futterman, chairman and CEO of Robert K. Futterman & Associates. Futterman was the leasing agent for the center when it first opened in early 2004.

With the exception of J.C. Penney, which opened a location near Macy's flagship store in Herald Square in 2009, it has been years since a major department store opened in Manhattan. A number of chains have closed, including Alexanders, Bonwit Teller, Gimbels and B. Altman.

"We've seen more exiting of department stores," than entering, said Jeffrey Paisner, a retail broker at Ripco Real Estate.

But industry experts say that stores like Saks and Bloomingdale's have something to fear from their new neighbor. Nordstrom has carved a niche with its expansive shoe department and is further enhancing its customer service to cater to a new era of shoppers armed with tablets and smartphones.

Nordstrom started offering free shipping on all online purchases with no minimum dollar amount last year. The company also is giving sales associates devices that let them check out shoppers anywhere in the store. It's providing free Wi-Fi access in all of its full-line department stores. And, early this year, it enhanced its loyalty program, Fashion Rewards, allowing customers to qualify for prizes with less spending.

"They're all going to have to up their game, particularly in customer service," said Brian Sozzi, chief equities analyst at NBG Productions, an independent research firm.?

The iGEM team that I helped advise a couple years ago recently published a short paper about their project in the Journal of Biological Engineering (open access!). We were inspired to think about plant engineering in the context of iGEM and standardized genetic parts, in part thanks to an interesting passage in Stewart Brand?s book Whole Earth Discipline. In his chapter on genetic engineering, Brand writes:

One can imagine organic crops biotically engineered as Rachel Carson might do it. They would be designed in detail to protect and improve the soil they grow in, to foil the specific pets and weeds that threaten them, to blend well with other organic crops and with beneficial insects, to increase carbon fixation in the soil and reduce the release of methane and nitrous oxide, to be as nutritious and delicious as science can make them, and to invite further refinement by the growers.

Along with genetic BioBricks, let there be AgriBricks to finesse crop genomes for local ecological and economic fitness. (If Monsanto throws a fit, tell them that if they?re polite, you might license back to them the locally attuned tweaks you?ve made to their patented gene array. Pretty soon they?or some company that replaces them?will be providing you with lab equipment.)

Our project and the final paper were obviously of much much smaller scope, but we hope that other iGEM teams will be inspired to work with plants and to use our BioBricks to build something great. Here?s the abstract:

Background
Plant biotechnology can be leveraged to produce food, fuel, medicine, and materials. Standardized methods advocated by the synthetic biology community can accelerate the plant design cycle, ultimately making plant engineering more widely accessible to bioengineers who can contribute diverse creative input to the design process.

Results
This paper presents work done largely by undergraduate students participating in the 2010 International Genetically Engineered Machines (iGEM) competition. Described here is a framework for engineering the model plant Arabidopsis thaliana with standardized, BioBrick compatible vectors and parts available through the Registry of Standard Biological Parts (www.partsregistry.org). This system was used to engineer a proof-of-concept plant that exogenously expresses the taste-inverting protein miraculin.

Conclusions
Our work is intended to encourage future iGEM teams and other synthetic biologists to use plants as a genetic chassis. Our workflow simplifies the use of standardized parts in plant systems, allowing the construction and expression of heterologous genes in plants within the timeframe allotted for typical iGEM projects.

Mother of missing Florida tycoon won't give up

The mother of missing Fort Lauderdale, Fla.,?millionaire Guma Aguiar says that he was having marital problems before he disappeared.

Ellen Aguiar also told NBCMiami.com?that she is the kind of mother who never gives up hope.

?I never gave up hope on Guma in his life and I don?t intend to now,? she said in the first,?exclusive interview?she has given since her 33-year-old son vanished a week ago.


Ellen Aguiar said she last spoke to her son just hours before his fateful boat trip. The last known image of him is steering his boat into rough seas shortly after leaving his Fort Lauderdale home. The vessel later washed ashore.

Oil tycoon Guma Aguiar disappeared during a boat trip in Fort Lauderdale, Fla. His fishing boat washed ashore with the engine running June 19. His wallet and phone were on the boat, but Aguiar was nowhere to be found.

Guma Aguiar called his mother last Tuesday.

"He wasn't really agitated but he was definitely preoccupied,? she recalled.

?He did mention that Jamie was going to be filing for divorce and he believed that it would be ready the next day,? she said.

Guma Aguiar made a fortune in 2006 when the Texas-based energy company he ran with his uncle was sold for a reported $2.5 billion, but he has been locked in a contentious legal battle with his uncle over money.

Ellen Aguiar filed for control of her son?s estate last week, saying that she believed her son might have been in a delusional state or suffering from psychosis, according to court records. She amended that petition Monday, instead asking that a bank, a neutral third party, take control.

Jamie Aguiar has declined interview requests. She and Guma Aguiar have four children.

?There was an outcry from I guess Jamie and her attorney that I was trying to take over,? Ellen Aguiar said. ?I would love to believe and I choose to believe that my daughter in law is going to act out of the purest motives, and that in grief we can make decisions that we then look at and can regret.?

She said she hopes that her son is still alive, and that when he is ready he will come back home.

?I am prepared to see him at my door. And I am prepared to hear that he didn't make it,? she said.

Guma Aguiar, a 35-year-old multi-millionaire and philanthropist, disappeared in Florida on Tuesday. Yesterday, his boat was found beached with the engine still running, but he was nowhere to be found.

Big US cities boom as young adults shun suburbs

(AP) ? For the first time in a century, most of America's largest cities are growing at a faster rate than their surrounding suburbs as young adults seeking a foothold in the weak job market shun home-buying and stay put in bustling urban centers.

New 2011 census estimates released Thursday highlight the dramatic switch.

Driving the resurgence are young adults, who are delaying careers, marriage and having children amid persistently high unemployment. Burdened with college debt or toiling in temporary, lower-wage positions, they are spurning homeownership in the suburbs for shorter-term, no-strings-attached apartment living, public transit and proximity to potential jobs in larger cities.

While economists tend to believe the city boom is temporary, that is not stopping many city planning agencies and apartment developers from seeking to boost their appeal to the sizable demographic of 18-to-29-year olds. They make up roughly 1 in 6 Americans, and some sociologists are calling them "generation rent." The planners and developers are betting on young Americans' continued interest in urban living, sensing that some longer-term changes such as decreased reliance on cars may be afoot.

The last time growth in big cities surpassed that in outlying areas occurred prior to 1920, before the rise of mass-produced automobiles spurred expansion beyond city cores.

New Orleans, which saw its population shrivel in the mid-2000s due to Hurricane Katrina, saw the biggest rebound in city growth relative to suburbs in the last year, 3.7 percent vs. 0.6 percent. Atlanta, Denver, Washington, D.C., and Charlotte, N.C., also showed wide disparities in city growth compared to suburbs.

Other big cities showing faster growth compared to the previous decade include Boston, Chicago, New York, Philadelphia, Minneapolis and Seattle.

"I will never live in the suburbs," said Jaclyn King, 28, a project director at a Denver hospital. King, who grew up in the Denver suburb of Littleton and attended Columbine High School, still remembers her parents' 45-minute train commute to the city each day for work. She now rents a Denver house with her fianc?e.

"I just like being connected to everything down here ? concerts, work, restaurants, all of it. This is where everything's at," said King, who biked 6 miles to her job on a recent morning.

Businesses are taking notice. "Companies are really seeking to meet the need of younger people who are choosing to live in cities," said Royal Shepard, an analyst with S&P Capital IQ in New York, who tracks the residential and commercial real estate market. The ratings agency has a "positive fundamental outlook" on residential real estate investment trusts, particularly those with holdings in multifamily apartment buildings, citing in part a demographic shift.

"The recession hit suburban markets hard. What we're seeing now is young adults moving out from their parents' homes and starting to find jobs," Shepard said. "There's a bigger focus on building residences near transportation hubs, such as a train or subway station, because fewer people want to travel by car for an hour and a half for work anymore."

Katherine Newman, a sociologist and dean of arts and sciences at Johns Hopkins University who chronicled the financial struggles of young adults in a recent book, said they are emerging as a new generation of renters due to stricter mortgage requirements and mounting college debt. From 2009 to 2011, just 9 percent of 29- to 34-year-olds were approved for a first-time mortgage.

"Young adults simply can't amass the down payments needed and don't have the earnings," she said. "They will be renting for a very long time."

The numbers are based largely on an analysis of census estimates as of July 2011 for cities and "primary cities," defined as boundaries of incorporated divisions and closely interrelated adjacent areas, by William H. Frey, a demographer at the Brookings Institution. They are supplemented with data from the New York Federal Reserve as well as Kenneth Johnson, a sociology professor at the University of New Hampshire.

Primary cities in large metropolitan areas with populations of more than 1 million grew by 1.1 percent last year, compared with 0.9 percent in surrounding suburbs. While the definitions of city and suburb have changed over the decades, it's the first time that growth of large core cities outpaced that of suburbs since the early 1900s.

During the mid-decade housing boom, city growth came close to a standstill as the wide availability of low-interest mortgages pushed new residential development outward.

In all, city growth in 2011 surpassed or equaled that of suburbs in roughly 33 of the nation's 51 large metro areas, compared to just five in the last decade.

"City growth in recent years clearly has ramped up faster than suburban growth has declined, suggesting an increased attractiveness of cities," Frey said. "The real question is, will cities continue to hold their own when the suburban housing market picks up? Cities that market themselves well to young people and that offer job growth, cultural amenities and access to rapid transit are likely to see continued growth."

In Denver, for instance, civic leaders have been actively promoting their city to young, educated professionals ages 25 to 34, touting in brochures the city's "walkable urbanism" including a newly formed Theatre District, pedestrian walkways, high-rise apartments, bicycle lanes and a variety of sidewalk cafes and restaurants.

Similar efforts have been under way in other larger cities across the U.S., including Chicago, New York, Philadelphia, San Francisco, Seattle and Washington, D.C., seeking to turn excess city asphalt to greenery with new planters, small parks and pedestrian plazas.

In recent years, the share of 16- to 39-year-olds with driver's licenses has declined markedly. The suburb also is no longer a refuge from poverty, now surpassing cities in numbers of poor people.

Still, some economists aren't so certain "generation rent" will last. They point to practical considerations such as better schools in the suburbs, continued government tax breaks for home ownership and subsidies for travel in rural areas, as well as rapidly rising downtown rents, that are likely to push young adults to the suburbs once they sort out decisions about jobs, kids and finances.

Symm Vafeades, 33, isn't so sure. Growing up in Denver, he briefly moved outside the city as an adult to experience suburban life. Before long, though, he was back in town. Vafeades said he likes being able to stop at his favorite shop for iced coffee and a breakfast burrito on his way to work instead of sitting in traffic. His commute to his job as an architect clocks in at just 2 miles.

"I much prefer living in the city," Vafeades said. "There's just a lot more you can do without having to drive everywhere."

Other findings:

?Roughly 52 of the 73 cities with population of greater than 250,000 showed faster annual growth (or slower rates of losses) in 2011 than their average growth over the last decade. Cities switching from declines to gains included Pittsburgh, Milwaukee, Minneapolis and St. Paul, Minn.

?Texas dominated the list of the 15 fastest-growing large cities from April 2010 to July 2011, including Round Rock, Austin, Plano, McKinney, Frisco, Denton, McAllen and Carrollton.

?The city of Chicago added nearly 9,000 people last year compared to annual losses of roughly 20,000 in the last decade, having benefited as fewer moved to the outlying exurban areas of Will and Kendall counties. Detroit saw much smaller losses last year, a sign that its 25 percent decline over the past decade has bottomed out.

?New York remained the most populous city at 8.2 million, followed by Los Angeles and Chicago. The 15 most populous cities were unchanged since the 2010 census with the exception of Austin, Texas, which moved up from 14th to 13th, supplanting San Francisco.

Jim Cramer says, ?Contrarian Investing? Forget About It?

Contrary to Cramer's belief, contrarian investing works. Just ask the likes of Warren Buffet, George Soros, John Templeton, David Dreman, and Jim Rogers.

A couple of weeks ago Mad Money host Jim Cramer made the above declaration regarding contrarian investing. He went on to say, ?I think it?s wrong. I think it doesn?t matter? I think it?s really a treacherous way to invest.?

I was a little baffled when I saw excerpt. Then I saw the editorial written by Producer Drew Sandholm where he gave the following definition of a ?contrarian investor:?

?In the investment world, a contrarian is someone who takes a position that differs from the majority. If a particular sector is ?hated? by most investors, a contrarian might want to buy in. After all, if few investors like the sector, a contrarian thinks there are few people left to sell, making it immune to big declines.?

Sandholm went on to write that Cramer feels the strategy to be ?too hazardous? to recommend. It infers that contrarian investing is based purely on sentiment and that investors should be using fundamentals and research to decide which companies to invest in.

However, here at Investment U, we don?t feel these two things are mutually exclusive. You can still look for solid fundamentals in regions and sectors that were abandoned by ?the herd.?

For instance, Alexander Green recently wrote about finding fundamentally sound companies in the beaten-down natural gas sector.

Contrarian Investing is Based on Fundamentals

Contrarians aren?t rebellious teens, rejecting their parents? way of investing. What the piece misses is that contrarian investing is based on fundamentals. Many times popular investment sentiment is not. Do we need to remind you of the dot com and housing bubbles?

Investment U defines a contrarian investor as someone who believes in independent wealth building and profits rather than the actions of the herd. The key isn?t to go against the grain for the sake of being different, but to find opportunities based on solid fundamentals that are ignored or shunned by everyone else. And if this is done successfully, then you get in on the ground floor and watch profits rise as the rest of the investment world gets a clue.

In Cramer?s defense, I believe he?s specifically speaking about those investors who are looking at whether a sector is under or overweighted compared to the S&P 500 in an attempt to time the market. But that definition doesn?t cover the whole contrarian movement.

The Vast Spectrum of Contrarian Investing

I don?t think anyone out there would call Jim Rogers, George Soros, or Warren Buffett contrarian day traders. However, the contrarian part of that statement is true.

  • Jim Rogers loves buying undervalued assets. What he saw in gold and silver over a decade ago, he currently sees in the agricultural sector. Agriculture prices are ? on a historical basis ? extremely depressed and this is where he sees his next opportunity.
  • On September 16, 1992, Black Wednesday, Soros? fund sold short more than $10 billion in pounds, profiting from the U.K. government?s reluctance to either raise its interest rates to levels comparable to those of other European Exchange Rate Mechanism countries or to float its currency.
  • Warren Buffett is famously ?greedy when others are fearful and fearful when others are greedy.? He focuses on the quality of the business rather than the short-term or near-future share price or market moves. He takes a long-term, large scale, business value-based investment approach that concentrates on good fundamentals and intrinsic business value, rather than the share price. His recent bets on housing are a good example of his contrarian prowess.

So, I do agree with Cramer that investors should avoid investing simply on sentiment. But that?s not our brand of contrarian investing anyways. We look for fundamentally strong businesses in areas where many investors essentially threw the baby out with the bathwater.

Google Play starts selling movies, TV shows single episode or full season and magazines today

The Android Market became Google Play to focus on how it pushes media, and now it's adding a few new options. On stage at Google I/O 2012 the company just announced it's adding support for the purchase of movies, as well as TV shows by episode or by season, and even magazines all available today. That's in addition to the existing apps, movie rentals, music and books. Oh, and look, Google just introduced a new tablet that you can use to access all of that content. We'll keep an eye out for an exact list of all the new media partners, although magazines from Hearst, Conde Nast and Meredith and TV networks Disney / ABC, NBC Universal, Sony Pictures and Paramount were mentioned on stage. Report : 2011 a record year for Colorado travel | The Business Times

Travel and tourism in Colorado accounted for 58 million visits and almost $10.8 billion in spending in 2011 in what was a record-breaking year for the state.

Colorado also enjoyed a record 14.3 million visits in the important marketable leisure trip segment, according to the latest results of an annual analysis.

?We were extremely excited about the 2011 report, particularly with the gains in the marketable leisure segment, which confirms we?re using our tourism funding effectively and with great success,? said Al White, director of the Colorado Tourism Office.

Longwoods International, a firm that specializes in tourism research, conducts the study for the Colorado Tourism Office and Visit Denver, a convention and visitors bureau.

According to the 2011 study, visitation in Colorado rose 1 percent to 57.9 million in Colorado. Total domestic spending rose 6 percent to $10.76 billion.

At the same time, visits in the marketable leisure trip segment? rose 4 percent to 14.3 million. The gain pushed Colorado into 16th place in a ranking of the 50 states based on marketable visits.

Spending on marketable leisure trips increased 5 percent to $5.3 billion. People on such trips spent on average $370 each over the course of their trips.

Marketable trips are those influenced by marketing efforts and exclude visits to friends or relatives as well as business travel. Marketable trips offer a measure of the results of advertising and other promotional efforts.

According to the analysis, 28.9 million overnight trips occurred in Colorado in 2011, about the same as 2010, but maintaining a record level. Overnight visitors spent a total of $9.4 billion in 2011, a 7 percent increase.

The number of day trips to and within the state increased 10 percent in 2011 to 28.9 million. People on day trips spent a total of $1.4 billion, up 4 percent from the year before. Colorado residents accounted for 83 percent of those on day trips and 80 percent of spending.

After setting a record in 2010, the number of people coming to Colorado to visit friends and relatives dropped 6 percent to 11 million. Still, those people spent 7 percent more ? a total of $3 billion.

Business travelers spent $1.1 billion in 2011, a 1 percent increase over 2010.

While the number of marketable overnight ski trips to Colorado dropped in 2011, the state continued to lead the market, garnering 18.6 percent of such trips in 2011.

Meanwhile, more people came to Colorado for other key segments of the travel industry, including tours, trips to resorts and special events.

Colorado maintained its ninth-place ranking nationwide as a destination for outdoor recreation with backpacking, hiking, camping and trips to national parks among the top activities.

Like Colorado, Denver experienced a record year for tourism in 2011.

According to the Longwoods International study, 13.2 million overnight visitors spent a total of $3.3 billion.

Those figures included a 17 percent jump in business travelers and a 4 percent increase in visitors on marketable leisure trips.

In addition to overnight visits, another 7.8 million day trips to Denver occurred in 2011, about 80 percent of those originating within Colorado.

Visitors on marketable trips to Denver spent an average of $114 a day, while business travelers spent $107 a day. By comparison, a visitor staying with friends or relatives spent $43 a day.

?We were particularly pleased to see that for the seventh straight year, Denver saw an increase in marketable visitors, which gave us a record-breaking tourism year,? said Richard Scharf, president and chief executive officer of Visit Denver.

Here are my top 7 ?advanced? tips for effective cold calling.

1. What is the Goal of Your Call? Is it to get an appointment? Get in to see the boss immediately? Or is it to make a sale on your first call? First know exactly you want the outcome to be from the call. Given today?s business environment, I would suggest focusing on creating an interest and getting an appointment to come back to present your wares another time. At the very least, leave with the decision makers business card in hand so you can do a follow-up call or email campaign.

2. Know Your Pitch. If you want to achieve the intended goal of your call, have your ask pre-scripted and practiced before you go in. Your initial ask should include who you are, your benefit statement, and an ask for the decision maker. Once the decision maker is there, your pitch should include their name, your name and company, your benefit statement, and an ask for an appointment by suggesting two specific times.

3. Where Are You Going? If you don?t have the luxury of simply walking the halls of a massive office building to cold call, and have geographically dispersed prospects, create a route on Google that takes you to each location in the most efficient manner. Your time is gold. Don?t waste it on the road. (PS ? To MAXIMIZE your windshield time, make prospect calls on the phone while you drive between cold calls)

4. Bring Choch. Okay? The first three tips were pretty basic, and this one sounds cheesy, but stay with me. If you focus on executing these behaviors, you will WIN at cold call prospecting. Now, back to tip number 4 ? Bring a goodie for the gate-keeper (receptionist). Chocolate and manicures typically work very well. Present it with a big smile and they will love you forever. Why else do you think drug reps bring food to doctors offices? It?s not for the doctors?

5. Do Some Strategic Calling. I cold called my office building a couple of years ago, and instead of asking for meetings to show my product, I asked for meetings to discover how I could trade potential business prospects with my prospect. You?ll get an overwhelmingly warm response, a higher rate of appointments set, and probably some deals out of it to. During my strategic calling, I met Scott Cunningham, who ended up referring me some business, becoming part of my referral team, and also a client. Boom.

6. Circle Call. I don?t schedule time to cold call. I simply schedule appointments to sell my product, and then plan 15-30 minutes before or after an appointment to visit the surrounding businesses. Asking the client you are in an appointment with for referrals around their office location can also support this activity.

7. Do It and Mix It Up. Driving to an office complex, having lunch, taking a 1/2-hour nap, and then making 3 calls is not a day of hard cold calling. Make a plan and visit 10-15 offices in a day. Depending on how close they are, you should be able to make at LEAST 2 calls per hour with qualified companies. Don?t rely on cold calling alone. This strategy is simply one of many that should be employed in a robust business development strategy.

If you hadn't been paying too much attention to the wide swath of tablets and clamshells (and mashups of the two) that Microsoft is targeting with Windows 8 and Windows RT, then the announcement of Surface contained many surprises. If you have, then there were probably far fewer surprises. But even if you knew just about everything about Windows 8 and Windows RT, you were probably a bit surprised to see Microsoft jump in with its own pair of devices to support the flavors of the imminent Windows upgrades supporting Intel and ARM processors.

After all, the fundamental business model of Windows has relied upon licensing to third parties. Ballmer himself has noted in the past that products that ship in the hundreds of millions (or more) of units per year lend themselves well to the licensing model as opposed to the vertical integration model most notably pursued by Apple among Microsoft's main competitors.
